Staging Prep to Make Your Property a Stand-Out this Spring!

If you’ve lived in Colorado for any length of time, you know the influx of California, Chicago and New York crews we get. With that, an incoming of bi-coastal (and midwestern) aesthetics elevated our discerning buyer needs. Whether they hail from Palm Springs or Brooklyn, your buyer isn’t looking for a white box devoid of character anymore - and neither are us Coloradans!

Get started on your prep work with a few of our top tips:

Avoid the Neutrals.

We’re way past this one! Sure it looks clean but now that staging has become a minimum level of requirement to list your home, EVERYONE has the same neutral staging leaving you back to where you started - one of the crowd. Take it up a notch and get yourself a stager that can elevate the quality, look, and inject some innovation into your home by pushing the boundaries and injecting some chartreuse and terracotta tones in the non-staging-formula kind of way. It makes all the difference in those listing photos!

Reevaluate the “Standard” Layout.

It’s super important to determine a layout that doesn’t only appear functional but also lends itself to great listing photos AND innovative approaches to seating. We work a lot in the city which means finding creative ways to include extra seating can be crucial to showcase a home that can not only house a family but convert into a spacious entertaining home. Don’t neglect those “formal” front rooms. While adding furniture is always helpful, consider new elements that lend the buyer to determine future use. Like temporary banquette seating in a small breakfast nook rather than trying to squeeze in a round table. Furniture just for the sake of furniture isn’t beneficial to anyone. Creating purpose around each space and how it’ll be shown is top priority.

Replace Your Lighting.

If I’ve said it once, I’ve said it 100 times, the easiest way to elevate your home without spending a fortune is in upgrading the decorative lighting in your home. Find some unique options that aren’t readily available in box stores, everyone already has them! Look to Etsy for unique, well-priced pieces or check out our designer curated, trade lighting collections here.

Wallpaper.

Yes, you should. Not only does everyone love a wallpapered room these days, but we’re all sick of staring at white walls. Trust me on this one! Spoonflower has the best looks and plenty of peel and stick if you love a weekend DIY moment. You can even shop the Pantone 2024 Color of the Year collection to stay on trend.

The less “white box” you go, the more you increase your appeal. Stick to enhancing charm rather than whitewashing your space.
